Growth and Thoughts about Real Estate

Attention aspiring homeowners and savvy investors!

Exciting news awaits those eager to fulfill their homeownership dreams while delving into the world of smart investments!

More and more prospective homebuyers are recognizing the advantages of purchasing multi-unit properties like duplexes or triplexes. Traditionally, such acquisitions demanded substantial down payments and intricate approval procedures. However, a positive shift has occurred for anyone eyeing ownership and management of multifamily properties.

We're delighted to reveal that qualification criteria have been significantly eased. Now, you can secure multi-unit financing with a mere 5% down payment! Yes, you read that correctly - just 5%!

Investing in a multi-unit property offers the best of both worlds: the benefits of homeownership, such as equity accumulation and stability, coupled with the advantages of being a landlord. Picture yourself residing in one unit while renting out others - a fantastic strategy to offset your mortgage expenses!

But wait, there's more good news! Maneuvering through financing for 3–4-unit properties has become simpler, with conventional loans presenting fewer obstacles compared to FHA financing. This translates to a smoother path to pre-approval, eliminating the need to delve deeply into potential rental rates for the units under your management.

So, if you're seeking ways to make homeownership more attainable and appealing, purchasing a multi-family property could be a game-changer. This decision not only offers invaluable experience as an owner and landlord but also allows you to accumulate significant equity in your inaugural property!

Homebuying Heats Up in Northeast Florida

More homes in Northeast Florida sold in February than the month before with higher median prices, the Northeast Florida Association of Realtors (NEFAR) said. The housing supply is also increasing.

JACKSONVILLE, Fla. – Data from the Northeast Florida Association of Realtors (NEFAR) revealed a 31.5% increase in closed sales for February, totaling 1,491 sales closed, compared to the month before. Median prices of single-family homes increased 2.8% to $385,000 for Northeast Florida.

Homes also remained on the market a median of 35 days, or 31% less time than in January. The data also show a 22.2% increase to 6,204 in the number of single-family homes for sale in February.

"When it comes to the Northeast Florida housing market, February’s market statistics looked more like the spring buying season than winter," NEFAR officials said.

NEFAR President Rory Dubin said, "Northeast Florida remains an attractive destination for families, retirees, investors and corporate relocations as well as commercial properties."

The region's Home Affordability Index dipped 2.9% in February as homes became slightly less affordable for many people as home prices increased in Northeast Florida. Homes were 9.3% less affordable than a year earlier, according to NEFAR.
